Benalla West

The homes we are building at Benalla West will be a mix of social and affordable housing. This means they are for people on the Victorian Housing Register and everyday Victorians who meet the criteria to apply for Homes Victoria affordable rental homes. 

Previous renters who moved to alternative housing will be given the opportunity to return to their neighbourhood based on their eligibility, needs and suitability of the new homes. The remaining social homes will be allocated to people most in need of housing through the Victorian Housing Register.   

The affordable homes will be allocated to people through Homes Victoria’s Affordable Program. The program aims to help Victorian renters on low-to-moderate incomes to access high quality and secure housing at an affordable rent. The affordable homes will be rented under 3-year fixed-term rental agreements to give renters more security.  

The new homes will be mix of one-, 2-, 3- and 4-bedrooms in a modern townhouse style. 

They are designed to be low-maintenance, accessible and energy-efficient. Each home will have a private outdoor space and modern features like insulation, double-glazed windows,  air conditioning, rainwater tanks and storage.  

At least 5% of the social housing will be fully accessible and have been designed to meet the needs of people living with disability. 

All homes will be built to a minimum Silver Liveability Standard. This means they will meet specific design, safety and accessibility standards to suit residents of all life stages. Features include step-free paths, wider hallways and reinforced bathroom walls for the installation of grab rails, allowing residents to age in place. 

We are upgrading Waminda Park with new and accessible BBQ facilities, picnic tables, and play equipment. Lighting will be improved to enhance community safety. 

A small section of Waminda Park will be fenced off to accommodate our construction team while we build the new homes. We will ensure access to the park remains open during construction. The Waminda Park upgrade will take place in 2027, towards the end of construction. 

Works notices will be distributed to neighbours within 150 metres of the project site. Site neighbours will also receive quarterly community newsletters. We will also have signage on display at the project site. Extra works notices will be distributed by utility companies if there are any planned disruptions to power and water.
