Victoria Street, Flemington

The Victoria Street redevelopment project delivered 359 new homes, including 240 social and 119 affordable rental homes. These homes have a mix of one- 2, - 3, - and 4-bedrooms to meet the needs of different families and households including people on the Victorian Housing Register.

In addition to the new homes, the project also delivered green spaces, landscaped gardens, and new pedestrian and cycling pathways for residents to enjoy.  

We carried out several phases of community consultation for the Victoria Street redevelopment between 2016 and 2021.  

In 2021, we engaged the community, stakeholders, and renters to provide feedback on the plans for the redevelopment. This consultation process helped shape the final plans for the project.

A Ground Lease Model is a partnership approach to delivering social housing. Under the model, Homes Victoria leases land to a consortium to finance, plan, build, manage and maintain housing for a 40-year period. After the 40 years, the land and all homes are returned to Homes Victoria. This means there is no sale of public land.  

Yes. The new homes at the site are all electric with a 5-star Green Star rating, and 7-star NatHERS average rating. This will make them easier to heat and cool all year round.

Building Communities is a not-for-profit consortium that Homes Victoria appointed to deliver new homes at the Victoria Street site.  

The Building Communities consortium includes ICON as the builder, and Community Housing (Vic) Limited as the community housing provider.
