South Yarra, Horace Petty precinct

Major renewal is underway in South Yarra and Prahran for the benefit of current and future residents. We’re not just delivering more homes but better, energy efficient and accessible homes as well as shared community spaces.  

Redevelopment is happening in careful stages with a focus on community input, design excellence and sustainability goals. 

  • Bangs Street, Prahran – residents are already enjoying quality new homes and community spaces.
  • Simmons Street and Essex Street, South Yarra – we’ll soon be welcoming residents to beautiful new homes and shared spaces.
  • 259 Malvern Road, South Yarra – planning underway for new homes and shared spaces.
  • 25 and 27 King Street, Prahran – part of the next stage of redevelopment, timed for relocating residents to access new homes nearby.  

Community consultation

We are building a vision for the housing precinct at South Yarra and Prahran – and we want to hear what’s important to you.   

We are focused on delivering modern, and accessible homes to better meet the needs of residents now and into the future. This includes shared spaces for the benefit of the whole community.   

These sites are being redeveloped in stages, with future stages to be announced in due course. We are inviting the South Yarra and Prahran community to get involved and help create a safe, well-designed and well-connected neighbourhood.

What’s being delivered

We’re on track to deliver over 1100 new homes in Prahran and South Yarra:

  • Bangs Street redevelopment — we’ve already delivered 434 new homes and new shared community spaces, replacing 120 older social homes. This will bring a 90% uplift in social housing to the site.
  • Simmons Street redevelopment — we’re replacing 204 older social homes with a mix of 522 new social, affordable rental, market rental and specialist disability homes. This will mean a 34% uplift in social housing at the site. 
  • Essex Street redevelopment — we’re replacing 63 older social homes with a mix of 155 new social, affordable rental, market rental and specialist disability homes. This will mean a 37% uplift in social housing at the site. 
  • 25 and 27 King Street — part of the next stage of redevelopment. From July 2026 to February 2028, we’ll work closely with residents of these buildings to find new homes that suit their needs.
