New homes at Bluff Road now complete

The Bluff Road development is now complete. This means quality new homes and improved spaces for the Hampton East community.

The transformation replaced older style housing with 285, bright, modern and energy efficient new homes.

It is a mixed tenure development with social, affordable, market rental and Specialist Disability Accommodation homes to support different housing needs. 

Now that the homes are complete, Community Housing Limited (CHL) will manage all new homes at Bluff Road and provide on-site tenancy support to residents. 

Residents will begin moving into their new homes over the coming weeks and months. We are excited to welcome them to the neighbourhood. 

As well as the homes, the site also features:

  • landscaped open spaces
  • community garden
  • children’s play area
  • picnic area with a barbecue. 

There is also a new café space near the playground area and a multipurpose community room for residents and neighbours to enjoy.

About the Bluff Road redevelopment

We have delivered 285 new homes at Bluff Road, together with project partner Building Communities and builder ICON. The new homes include:

  • social homes
  • affordable homes
  • market rental homes
  • Specialist Disability Accommodation homes.  

The redevelopment replaces 146 older social homes that no longer met current design standards and delivers a 16% increase in social housing at the site.  

The new homes include a mix of one-, 2-, 3- and 4-bedroom homes to suit different household sizes and needs. They are all electric, with a 5-Star Green Star rating and an average 7-Star NatHERS rating. This helps to provide comfortable and energy-efficient homes throughout the year.  

The Bluff Road redevelopment is the first of 4 Ground Lease Model 2 (GLM2) projects to be completed. Under the Ground Lease Model, Homes Victoria leases the land to a project partner to design, build, manage and maintain the homes for 40 years. After this lease term ends, the land and all homes are handed back to Homes Victoria.
