As part of Victoria’s Big Housing Build, Homes Victoria is building more and better homes at Norma Avenue, Hamilton. 

These new homes are an investment from the Regional Housing Fund.   

We know that the Hamilton community needs more high-quality housing. This project will deliver 8 new social housing homes on a previously vacant site between Norma Avenue and Kokoda Avenue in Hamilton’s east.

We will build 

Four one-bedroom homes and four 3-bedroom homes that are: 

  • modern, accessible and energy-efficient
  • located close to parklands and sporting facilities, schools and TAFE
  • a short walk from public transport routes into central Hamilton and education facilities. 

On completion, the homes will be allocated to applicants on the Victorian Housing Register.   

The delivery of more homes in Hamilton will boost housing supply, create local jobs and help to address the growing problem of housing affordability and the lack of secure, longer-term rental homes in the local area. 

The project is expected to support 28 jobs. Our contracted builder, Harnest, will use local businesses wherever possible – including electricians, plumbers and carpenters – to ensure the benefits of the development stay in the community. 

Early works (October-November 2025)

Early works will take place from October to prepare the site for the construction of 8 new homes.
