Big Housing Build takes another step towards hundreds of new homes in Melbourne

We are taking the next step towards building hundreds of new homes in South Melbourne and North Melbourne as part of the Big Housing Build.

We're now asking shortlisted parties for their proposals for the first stages of works on projects at Alfred Street, North Melbourne and Dorcas Street, South Melbourne.

The shortlisted parties are:

  • North Star Consortium led by Capella Capital, Evolve Housing Vic Limited and Invesis
  • Mission Living Communities Consortium led by Citta Property Group, Mission Australia Housing (Victoria) and Palisade Investment Partners
  • Mosaic Housing led by Plenary Group and St George Community Housing Victoria Limited.

About Dorcas Street, South Melbourne

We will deliver 131 new modern, safe and energy efficient social dwellings at 182 – 196 Dorcas Street, South Melbourne as part of stage one works. 

The 3 older walk-up buildings, which contained 64 units, were demolished in 2024. 

The planning and design process to deliver the first stage of works will start with a visioning consultation with residents, the community and Port Phillip Council later this month.

The development of the social homes at South Melbourne will be completed by June 2029, with early works due to start by 30 June 2026.

The social homes at South Melbourne are being jointly funded by the Victorian Government’s Big Housing Build and the Australian Government’s $10 billion Housing Australia Future Fund.

About 33 Alfred Street, North Melbourne

Works are also progressing at 33 Alfred Street, North Melbourne which is among the first towers to be redeveloped as part of the High-Rise Redevelopment Program.

We are currently supporting residents at 33 Alfred Street to relocate.

At least 300 new social housing dwellings will be built as part of the 33 Alfred Street tower development, and planning is underway for 500 more affordable and market homes.  

The Request for Proposal will be released on 7 August 2025.
