Construction progress in South Yarra

New homes are rapidly taking shape at Simmons Street, South Yarra. Construction is progressing into the next phase.​

We're building 522 new homes together with our project partner Building Communities. The new homes will include:​

  • social homes​

  • affordable rental homes​

  • market rental homes​

  • Specialist Disability Accommodation homes.​

The Simmons Street project is located within the South Yarra precinct. It will replace 204 older-style dwellings – delivering a 34% uplift in social housing to the site.​

Construction crews are fast approaching the "topping out" stage. Topping out means the main structures of all the buildings are in place. ​

Topping out paves the way for the next phase of construction - fitting-out the buildings with internal features.​

New homes at Simmons Street will be completed from late 2026. They are being built as part of  our Ground Lease Model- a partnership approach to housing delivery.

What is a Ground Lease Model?

The Ground Lease Model is the first-of-its-kind for social housing delivery in Victoria.​

Under this model, Homes Victoria leases the land to not-for-profit project partner Building Communities to plan, design, build, manage and maintain the homes at the site over a 40-year term. After the 40 years, the land and all homes return to Homes Victoria's management, so there is no sale of public land.
