Delacombe, Ballarat We are planning for the future of housing in Delacombe, Ballarat. We know that the Ballarat community needs more high quality social and affordable housing. The Leawarra neighbourhood in Delacombe has been identified for investment as part of the Big Housing Build. We will be building more than 150 new modern, energy-efficient and environmentally sustainable homes. They will be located within new high-quality streets and open public spaces that better respond to the community’s needs. Community consultation as part of the master planning process has helped shape the early plans of the Delacombe Big Housing Build. Community consultation on the proposed project designs is planned for early 2024.

Walker Street, Northcote Homes Victoria is delivering new social and market homes to give more Victorians a safe and secure place to call home. The Walker Street, Northcote housing redevelopment is located just 5km north of Melbourne’s city centre, ideally positioned near public transport, community services, shopping precincts and key destinations including the Merri Creek and Ruckers Hill. This housing development will replace 87 social homes that were not fit for purpose with 257 modern and well-designed new homes, including 106 social homes and 151 market homes, delivering a 21 per cent increase in social housing at the site. The supply of new housing at Walker Street, Northcote will help tackle housing affordability and provide safe and secure accommodation for people who need it. Homes Victoria has partnered with MAB including Brady Group as the builder, and experienced community housing provider, HousingFirst to deliver this project. Once construction is complete, all social housing at Walker Street, Northcote will be managed by HousingFirst who will deliver supportive tenancy management and maintenance services for a 20-year period.

Oakover Road, Preston The Oakover Road, Preston development is now complete, providing high quality social for the Preston community. The new housing at the Oakover Road site is located just 8km north of Melbourne’s city centre and is ideally positioned near transport, community services, jobs and shopping precincts. At this stage, 99 social homes and 78 of the 197 market homes have been completed, with the remaining homes due for completion in late 2025. The redevelopment includes a unique community gallery along with green open spaces for residents and the wider community to enjoy. Homes Victoria has partnered with MAB, and experienced community housing provider, HousingFirst to deliver this project. The new social homes will be managed by HousingFirst who will deliver supportive tenancy management and maintenance services at the site over a 20-year period. The supply of new housing at Oakover Road will help to tackle housing affordability and provide safe and secure accommodation for people who need it most.

Homes Victoria has partnered with MAB, and experienced community housing provider, HousingFirst to deliver the project. Once construction is complete, the new social homes will be managed by HousingFirst, who will deliver supportive tenancy management and maintenance services at the site over a 20-year period. The supply of new housing at the site will help to tackle housing affordability and provide more safe and secure accommodation for people who need it.

Virginia Hill, Bendigo We are planning for the future of social and affordable housing in Virginia Hill, Bendigo. We know that the Bendigo community needs more high quality social and affordable housing. Virginia Hill neighbourhood in Eaglehawk has been identified for investment as part of the Big Housing Build. The project will transform this neighbourhood in the heart of Eaglehawk with modern housing, new pedestrian and vehicle connections and better public spaces. The project will provide more than 100 new homes to replace the existing 64 ageing houses. Community consultation as part of the master planning process has helped shape the early plans of the Virginia Hill Big Housing Build. Community consultation on the proposed project designs is planned for 2024.

Banksia Gardens, Broadmeadows We’re delivering new modern, well-designed, and energy efficient social housing in Banksia Gardens. We’re also preparing a master plan that will set the vision for the longer-term renewal of the Banksia Gardens neighbourhood. The Banksia Gardens development will deliver a landmark integrated development of an underutilised site to provide approximately 120 new social homes.  The project is jointly funded through the Australian Government’s Social Housing Accelerator and the Victorian Government’s Big Housing Build.   These much-needed new homes will be modern, energy efficient and well designed to meet the needs of Broadmeadows’ growing and changing population.   Planning approval for the new homes was received in May 2024. As part of this process, a consultation report was prepared and it can be accessed here.
